RESPONSIBILITIES:
- Responsible in all aspects of land acquisition to effectively identify, negotiate, and secure the necessary property rights for complex infrastructure and maintenance projects.
- Ensure comprehensive compliance with real estate and environmental laws, as well as local and federal regulations, throughout all land use and siting activities.
- Partner closely with internal stakeholders across multiple disciplines to address challenges and align land-related activities with project objectives and timelines.
- Serve as a key point of contact and mediator between the Company and landowners, customers, community stakeholders resolving high-stakes disputes and fostering long-term positive relationships.
- Represent the Company at public meetings, hearings and outreach events, effectively communication project impacts and benefits.
- Work directly with public agencies and external stakeholders to secure necessary approvals and facilitate project success.
- May provide guidance, mentorship, and work direction to colleagues while contributing expertise to improve processes and achieve department and organizational goals.
REQUIRED EDUCATION & EXPERIENCE:
Bachelor’s degree PLUS eight years or more of related experience required.
OR
Associate degree PLUS ten or more years of related experience required.
OR
High school diploma or equivalent PLUS twelve or more years of related experience required.
Field of study in Real Estate Management, Land Survey, Geography, Urban Studies, Forestry, International Right of Way – Intermediate or Senior ROW Agent, business related studies, or equivalent preferred.
SPECIAL REQUIREMENTS:
- This position may be considered for a hybrid work arrangement based on ALLETE’s needs. A Hybrid work arrangement means the employee's position will be a blend of work performed both in-person and at an offsite location such as an employee's home office. This position will report to City, State.
- Must possess and maintain a valid driver’s license.
- Must be willing to travel to attend stakeholder meetings or other events. Locations could be within the Company’s service territory, where Company assets and/or projects are located, and government agency locations.
- Requires exceptional verbal, written, and interpersonal communication skills to build effective working relationships across all levels of the Company and with external partners.
- Proven verbal and written communications skills and the ability to work with a wide variety of people.
- This position may be subject to assessment of skills, job match and/or aptitude.
BENEFITS:
- The expected annual compensation range for this position is $85,000 - $107,000. Compensation offered to the selected candidate will vary depending on relevant knowledge, skills, training, experience, and market conditions. Additionally, this position qualifies for a comprehensive benefits package, including an Incentive Program, Retirement Benefits, Medical, Dental & Vision Plans, Health Savings Account, Flexible Spending Account, Life Insurance, Disability, Tuition Reimbursement, Voluntary Benefits, Paid Absences, and more.
