The Multi-Family Assistant Superintendent is responsible for providing management at a multifamily level, overseeing all construction, expenditures and job reporting for that project as it pertains to the construction of multifamily dwellings from drywall texture complete to finish. The Multi-Family Assistant Superintendent assists the Project Superintendent as required.
The Multi-Family Assistant Superintendent position is available in Napa, CA.
Job Duties:
- Oversees and schedules all construction related activities on a given project
- Walk every building, unit and every room that is under your direct supervision on a daily basis
- Accurately update schedules for buildings and units that are under your direct supervision on a daily basis
- Thoroughly understands construction activities relating to the building of multifamily dwellings and how those activities are managed to produce a complete building
- Analyzes and understands local and national building codes and is able to perform within those stated standards
- Analyzes and understands the manufacturers recommendations of the use and application of their products and is able to manage the use of the product
- Manages the ability to obtain certificate of occupancies within the local jurisdiction
- Delivers units/buildings within desired time frames set by the company and the Project Manager
- Performs quality control inspections on all buildings and units beyond texture complete stage on a daily basis
- Manages the construction of a quality building or unit within the standards set by the Project Manager and the company
- Reproduces the buildings and units per the approved plans and approved by the company each and every time unless instructed otherwise
- Manages all relationships with the company’s subcontractors to obtain a professional and successful relationship
- Maintains their inventory in conditions presentable to the company and within the acceptable standards of the company
- Maintains their project in a condition acceptable to the company, to include the construction office trailer inside and around the outside
- Trains the subcontractors to have a thorough knowledge of the policies and procedures of the company
- Manages and controls all direct and indirect construction expenditures for their project
- Thorough knowledge of reading and interpreting blueprints to reproduce the desired results the company has designed
- Safeguards the job site from hazardous situations and materials
- Secures the company's property and protects it from theft, vandalism and damage
- Approves billing for contract work related to supervised trades
- Issues PO’s as needed
- Performs light “hands on work” as needed
Job Requirements:
- High School Diploma
- At least 2 years of experience in a supervisory capacity of residential or multifamily construction; at least one of the years must be in a capacity equal to that of an Assistant Superintendent of the company
- OR a minimum of 4 years of experience in a trade related to the construction of residential dwellings
- Bachelor’s Degree in Construction, Engineering or Management a plus
- Must be detail oriented and organized
- Must have strong written and verbal communication skills
- Must have general computer skills
- Must be experienced and willing to do some detail and labor work if necessary
- May work evenings and/or weekends as needed
- Must be able to drive a car or truck.
- Must be able to lift 50 pounds.
- Must be able to climb stairs.
- Required mobility around the job site either by walking or use of an automobile.
- Work outside in all weather conditions.
